Warranty is one of the most frequently discussed and least understood aspects of any roofing project in Australia. Property owners are often told they are covered by a warranty without being given any clarity about what that warranty actually protects them against, for how long, and under what conditions it would be voided. This guide explains how roofing warranties work in Australia, what the different types of warranty cover, and what you should insist on having in writing before any roofing work begins in Brisbane.
Arden Projects provides written workmanship warranties on all roofing work across Brisbane and Logan. Call 0478 729 262 or contact our team for transparent warranty information.
The Two Types of Roofing Warranty in Australia
1. The Manufacturer’s Product Warranty
A manufacturer’s product warranty is provided by the company that made the roofing material, not by the contractor who installed it. For Colorbond steel, BlueScope provides specific warranties that cover the painted steel against perforation from corrosion, peeling and delamination of the paint film, and excessive colour fading beyond defined parameters. The length and scope of these warranties vary significantly depending on the product variant, the installation environment (coastal properties within a certain distance of breaking surf have different warranty conditions), and whether the product was installed by an approved installer following the manufacturer’s installation guidelines. Product warranties are your protection against material failure and manufacturing defects.
2. The Contractor’s Workmanship Warranty
A workmanship warranty is provided by the roofing contractor and covers the quality and integrity of the installation itself. It protects you against failures that result from errors in installation rather than defects in the material. This includes things like a roof that leaks at a flashing that was incorrectly installed, ridge capping that fails prematurely because incorrect mortar was used or the preparation was inadequate, or a roof that lifts in high winds because fasteners were not installed at the correct spacing. In Queensland, the QBCC provides additional consumer protection for licensed building work through the Queensland Home Warranty Scheme, which provides coverage for certain defects in residential building work for up to six years.
What Most Roofing Warranties in Australia Do Not Cover
Understanding the exclusions in a roofing warranty is as important as understanding what is covered. Most manufacturer and workmanship warranties in Australia explicitly exclude damage caused by events outside the manufacturer’s or contractor’s control, including storm damage, hail impact, falling trees or debris, and cyclone-related events. They also typically exclude damage caused by modifications made to the roof after installation by anyone other than the original contractor, damage caused by a failure to maintain the roof in accordance with the manufacturer’s maintenance guidelines, and damage caused by other trades working on or near the roof after installation (such as plumbers, air conditioning installers, or solar panel installers accessing the roof and inadvertently damaging the surface). This is why having a clear written record of your roof’s condition before and after installation is valuable.
Colorbond Warranty Explained: What BlueScope Actually Guarantees
BlueScope’s Colorbond warranty for residential roofing in a non-coastal environment (more than 100 metres from breaking surf) typically covers perforation from corrosion for up to 36 years, peeling and delamination of the paint for 10 years, and excessive colour fading (beyond specified limits) for 10 years. These warranties are subject to the product being installed by a licensed contractor in accordance with BlueScope’s installation guidelines, the property being maintained as specified, and the product not being used in an environment for which a different product variant is specified (such as a coastal or industrial environment). Always ask your roofing contractor to confirm which specific Colorbond warranty applies to your project and the exact terms.
The Queensland Home Warranty Scheme: Your Additional Protection
When residential roofing work in Queensland is carried out by a QBCC-licensed contractor and the contract value exceeds $3,300, the Queensland Home Warranty Scheme provides statutory insurance coverage. This scheme covers rectification of defects in the building work if the contractor fails to fix them, cannot be contacted, has died, has become insolvent, or has had their licence cancelled. It also provides cover during the construction period for loss of deposit. The scheme is administered by the Queensland Building and Construction Commission. Arden Projects holds a current QBCC licence, and all qualifying residential work we carry out in Brisbane is covered under this scheme.
What to Ask for in Writing Before Any Brisbane Roofing Project
Before any roofing work begins on your Brisbane property, Arden Projects recommends you have the following in writing: the contractor’s QBCC licence number, a current certificate of public liability insurance, a written quote with the full scope of work described in specific terms, the specific materials to be used (brand, product name, colour, profile), the manufacturer’s warranty that applies to those materials, the contractor’s workmanship warranty in specific terms (what is covered, for how long, and under what conditions), and the payment terms. Arden Projects provides all of this as standard on every job. For roof restoration, roof replacement, or roof repairs, contact us today to receive a fully transparent, written proposal.
